AI Buyer Match

Your next buyer already enquired with you.

Your database is full of people who enquired, inspected and went quiet. Claire reads each new listing, finds the buyers it genuinely suits, and tells them in your brand — usually before the portal traffic arrives.

One listing, start to finish. Buyer names and the email are examples; campaign figures are Propic averages over the last 30 days.

What it does.

01

Finds the buyers

From real enquiry and inspection history in your own database, not an old saved search.

02

Matches the listing

Must-haves first, then how well the property suits what each buyer asked for.

03

Makes the approach

A personal email in your brand and the agent’s name, saying why this property was matched.

The difference

A saved search is what somebody typed once. What they enquired about, inspected and opened last month is what they actually want.

What happens when a listing arrives.

No list to build, no filters to set, no agent time.

  1. Claire reads the listing

Headline, description, features and price guide.

  2. Must-haves first

Sale or lease, property type, location, beds, baths, parking and permission to contact. Miss one and the buyer is out.

  3. Meaning, not keywords

“Low-maintenance apartment near transport” and “easy-care unit close to trains” are the same buyer to Claire.

  4. The buyer hears from you

An email in your brand, with the property, why it suits them and the agent’s details.

  5. The vendor sees results

The listing agent gets a results email showing how many buyers were reached — something real for the vendor in week one.

Hi Sarah,

We are pleased to bring this new listing to your attention.

Based on your recent enquiry on a modern 2 bedroom, 2 bathroom apartment (and your focus on the price guide and strata costs, with finance pre-approval in place), I wanted to flag a newly listed option at 8/12 Wattle Place, Northbrook that lines up with that same low-maintenance brief. This one is a 2 bedroom, 2 bathroom ground-floor residence with secure parking, and its standout is a private courtyard that opens onto the complex pool — made for outdoor dining. There’s also a study nook, ducted air-conditioning and good storage, and it’s a short walk to shops, schools and the ferry.

  • 2 bedrooms and 2 bathrooms, with the bedrooms on separate levels
  • A private courtyard with direct access to the complex pool
  • Study nook, ducted air-conditioning and a storage cage
  • Secure parking space included
  • Resort-style facilities: pool, gym and tennis court

What it changes.

01

Reach from day one

Matched buyers hear about the listing at the start of the campaign, when it counts.

02

No admin

Nobody updates preferences or trawls the CRM. It runs on what buyers already did.

03

A better vendor conversation

“We contacted 184 buyers from our own database this morning” changes a listing presentation.

04

Buyers you already own

Reach from the database you paid to build, without paying a portal twice.

Questions we get asked.

Which buyers does it use?

Your own: people who enquired on your listings or came to your inspections. Nothing is bought in, and no database is shared between agencies.

Does it work with our CRM?

Yes. Claire works with the CRM you already use and adds what she learns as a note, so an agent can check it first.

What does the match percentage mean?

How closely the property fits what the buyer asked for, once the must-haves are met. It helps you decide who to call first — it isn’t a prediction that they’ll buy.

How do you protect the buyer relationship?

Every message goes out in your brand, respects each buyer’s contact preferences and a weekly limit you set, and duplicates are removed before anything is sent.

Will the same listing be sent twice?

No. A listing is matched once, when it first arrives, so later edits don’t send it again.

How long does it take to switch on?

It starts as soon as your listings and buyer history are connected — most agencies are live within two weeks.

See it run on your own database.

Forty-five minutes on your own listings and buyers, with pricing on the call. Or ask Claire about it right now.
